Home Again

Get Back in Control of Your Home Sale

You Did Not Fail, The Strategy Failed

If your listing expired or you cancelled it, you’re not alone — and you’re not out of options. Many homes come off the market unsold every month, not because the homeowner failed, but because the strategy didn’t align with how buyers search and decide today.

The truth is, 20-50% of the number of new Active listings each month come off the market that same month as expired, cancelled, or withdrawn. It isn’t rare, and it isn’t personal. It’s usually a strategy issue — not a price issue, and not a homeowner issue.

My role is to help you understand what happened and rebuild a plan that gives you clarity, confidence, and control moving forward.

Expired Listings

If your listing expired without selling, it usually means the home wasn’t reaching or resonating with the right buyers. A successful relaunch requires more than “trying again” — it requires repositioning the home so it’s discovered, understood, and valued in today’s market.

Cancelled Listings

If you cancelled your listing, something shifted — timing, stress, confidence, or trust in the plan. That pause can be useful. When you’re ready, the next step should be a completely revised strategy, not a repeat of the first one.

Withdrawn Listings

A Withdrawn listing remains under an active agreement with the original agent.

CRMLS Rule 12.11 prohibits marketing to Withdrawn listings, and CRMLS Rule 7.8 along with NAR Code of Ethics, Article 12 govern accurate status representation.

As a member of the Association of Realtor’s Professional Standards Grievance Committee, I strictly adhere to these rules and do not pursue Withdrawn listings

Why Control Matters

When your listing expires or gets cancelled, it’s more than disappointing — it’s disempowering. Most sellers I speak with felt like decisions were happening to them instead of with them.

Regaining control means:

  • Understanding why the home didn’t sell
  • Knowing what will be done differently this time
  • Having a clear plan instead of vague promises

Control restores confidence — and confidence changes outcomes.

The Home Again Approach

For over two decades, I’ve helped homeowners reach a successful close by combining traditional real estate fundamentals with modern, search‑driven strategy.

I genuinely respect the agents who came before me. The issue is rarely effort — it’s alignment. When a home is positioned correctly for today’s market, momentum returns and outcomes change.

Some details of my process are proprietary, but the goal is simple: create clarity, push that clarified value digitally, restore confidence, and guide your home to a successful sale.

Why Home Again Has A 100% Close Rate

I don’t rely on vague assurances or one‑size‑fits‑all advice. I use a structured 205 point relaunch approach designed specifically for expired and cancelled listings. My job is to realign the strategy so your home competes effectively — and attracts the attention it deserves.

Today’s buyers search differently. Visibility, presentation, and positioning matter more than ever. If a home isn’t aligned with how buyers discover and shortlist properties, price reductions alone won’t solve the problem.

You Are Not Alone — and You Never Were

Many sellers believe they were the exception — the one listing that didn’t work. Hardly!  Last month in the 5 Cities/Nipomo area, 51 homes came on market.  11 went off, unsold.  22% failure rate.  Fortunately, the reasons are predictable once you know what to look for.

This isn’t about blame. It’s about understanding what changed in the market — and adjusting intelligently so your original plan can still succeed.
