A Withdrawn listing is a short-term, strategic timeout of a home that is still under contract with the original agent. It is a useful MLS status meant to give a property a stronger second chance once the issue is addressed. Other Realtors are breaking CRMLS Rule 12.11 if they market to Withdrawn. The original Realtor is breaking CRMLS Rule 7.8 and possibly NAR Code of Ethics, Article 12, if they change status to Withdrawn when the homeowner instructed Expired or Cancelled.
